He then signs the contract and mails you a copy of the contract with his signature on it. Then all you have to do is make the monthly payments each month. Monthly payments start at around $150 and go to about $250 depending on the property that you buy. If you pay the lot off within three years, you will get a 10% discount.

Michael carries the loans at 12% interest over 12 years or 12% interest over 20 years. You choose the length of the loan. Your monthly payments will be lower if you choose the 20 year option.
